In collaboration with the German Bundesliga club “Borussia Vfl 1900 Mönchengladbach”, it is planned to create a competitive hotel, focused on the target group of a theme-, experience- and lifestyle-oriented customer and corporate guests.
The projected hotel will be integrated in a multifunctional concept which consists of a fan shop, museum, rehabilitation center and the stadium complex. It offers a theme-oriented and experiential quality by involving soccer elements in the guest rooms interior design (Geplan Design Planungsgesellschaft mbH, Arch 22) such as lockers, beer crates or a bench like in a typical changing room.The thematic concept was implemented both in the interior and exterior design and provides an emotionally charged experience.
The feasibility study includes a detailed market, location und competition analysis, an operational management concept as well as the validation of the existing functional model and the architectural floor plans of the theme hotel. Additionally, a 5-year profitability forecast, including a best-, worst- and base-case scenario in consideration of the synergy effects in the staffing of the different operators was created.
